Always a scary/hard moment.

At my last house purchase I was handed a check for all the profit of selling the first house. I got to hold it for about 13 seconds and then had to pass it off to pay for the new house. I was rich for 13 seconds.

Then it was gone.

The bigliest amount I ever spent at once was when I bought my CX-3 with a cheque. Not a great feeling.

Our Townhouse would be second place, but we only put the minimum down because we were 22 at the time and poor as hell.

I almost barfed right before the closing on our last house. Walking the check from the bank to the title agency (literally across the street), I was shaking.

What if I get hit by a bus?

Thankfully here in Michigan the title company handles all of it and I had the same realtor through it all, we sat in one office, check handed to me and then i handed to the title company - thank GOD I didn’t have to cross a street with it.

I could have lived comfortably for three years off the profits from selling my first house without working. But no I had to waste it on a nicer house with more bedrooms and central heat and air.

In retrospect, I should have lived off my profits and enjoyed a few free years.

My plan was to buy a really inexpensive (small) home in a good area and put like 1-million percent down and live worry free. Well it turned out that those homes don’t exist in this market anymore. In addition, you get much more bang for your buck if you enter the next price bracket. Case in point: the house we got outbid on last month was 30% less expensive but much smaller house, lot, no driveway, and in a good-but-not-as-goodly neighborhood. Their house also appraised for almost 70 grand LESS than what they paid, and they offered to make up the difference to beat our offer. I am so relieved we didn’t get that house.
